THAT Application for relief of Section 10 Exceptions R2-95 - Section 3 - Encroachment - to permit an unenclosed covered porch to encroach 3.95 metres from the required year yard whereas the By- law allows a minimum rear yard encroachment of 4.5 metres, is hereby: Granted The above decision is based on the following reasons: 1. The variance is minor in nature as the requested encroachment for an unenclosed covered porch is minimal, does not significantly increase the massing of the dwelling, and is not anticipated to result in any negative impacts on rear yard amenity space or privacy. 2. The general purpose and intent of the Zoning By-Law is maintained. 3. The intent of the Official Plan is maintained. 4. The proposal is desirable for the appropriate development and/or use of the land because the unenclosed porch provides functional outdoor living space without generating adverse impacts, is compatible with surrounding residential development and enhances the usability of the dwelling and amenity space. 5. This application is granted without prejudice to any other application in the Town of Pelham. 6. The Committee of Adjustment considered the written and oral comments and agrees with the minor variance report analysis and recommendation that this application meets the Planning Act tests for minor variance. THAT Application for relief of Section 10 Exceptions R2-95 - Lot Coverage - to permit a maximum lot coverage of 55.5% whereas the By-law requires a maximum of 50%, is here

THAT Application A2-2026P for relief of Section 6.1.2 Minimum Lot Frontage – to permit a minimum lot frontage of 14.5 metres whereas the By-law requires 15 metres, is hereby: Granted THAT Application A3-2026P for relief of Section 6.1.2 Minimum Lot Frontage – to permit a minimum lot frontage of 14.5 metres whereas the By-law requires 15 metres, is hereby: Granted The above decisions are based on the following reasons: 1. The variances are minor in nature as the requested reduction in lot frontages represents a modest 0.5-metre deviation from the R1 zone requirement for a single detached dwelling, does not materially alter the lot configuration, neighbourhood character, or development potential, and the resulting parcel remains functionally suitable for residential development. 2. The general purpose and intent of the Zoning By-Law is maintained. 3. The intent of the Official Plan is maintained. 4. The proposals are desirable for the appropriate development and/or use of the land because the proposed lot frontages remain sufficient to accommodate compliant setbacks, parking, access, and servicing without constraint, and the variance enables efficient land division while maintaining appropriate lot proportions and compatibility with existing residential uses along Lookout Street. 5. This application is granted without prejudice to any other application in the Town of Pelham. 6. The Committee of Adjustment considered the written and oral comments and agrees with the minor varian
